Key Features of TEMPO
Agent Desktop
The TEMPO Agent Desktop allows agents to customize their own home page, placing their commonly used Tempo features and functions readily available to view and use at initial login to the system. They see what is important to them on their home page saving them time and clicks to get there.
Agents can choose from a variety of home page layout options, specifying whether they want a single function on their home page or several functions. Functions that can be displayed on the home page include Quick Search, Prospects, Hot Sheets, Add/Edit, the MLS announcements and more.
Automated Agent Web Sites
The optional Automated Agent Web Sites module provides an automated and customizable Realtor homepage for all the agents authorized by the broker and MLS staff. The module is driven from a friendly "wizard" interface that is very similar to responding to an automated series of questions that determine the custom look for each agent’s personal home page on the Web.
Client Gateway Web Sites
The Client Gateway is a personalized web site that an agent can create for his or her Prospects. Each of the agent’s Prospects has a unique Gateway page address and sees only content specific to their profile. This content can include property searches and listings that the agent has posted for that Prospect. Prospects automatically receive email updates whenever new listings are added to their Gateway, or listing that were already present have a price or status change.
In addition, the Prospect can organize listings from their search results into various categories and add comments to them, providing an efficient way of conveying their likes and dislikes to the agent. All of an agent’s gateway pages can be configured to show the agent’s company logo, a picture of the agent, plus other desired contact information.
Combo View / Combo Report
The Combo View is a multi-paneled display for accessing separate but related facets of property information. One pane of the display contains a set of listing search results, and when a listing in that list is selected, three other panes refresh to display information for that property. The agent can effortlessly view listing information, public records and tax information, multiple photographs and a map all on a single screen.
The Combo Report is a printable version of this same feature. Listing information, public records and tax data, listing photo and property map all combined onto a single report.
Internet Data Exchange (Broker Reciprocity)
The TEMPO software package includes three methods to support broker reciprocity in accordance with the NAR position paper. In all cases, the data export and searching will be limited to those listings from brokers who have chosen to participate in the broker reciprocity program. The MLS board will decide the appropriate data fields to be included in the data transfer.
- Bulk data download. We will setup a bulk data download for use with IDX (Internet Data Exchange). The property data is available through a standard FTP site or by utilization of the RETS server to support the NAR recommendations. In the RETS transfer the end user will request updates from the TEMPO RETS server on a regular time interval, and the RETS server will provide the data that has been changed or added since the last request. The bulk FTP transfer can also be automated. This is intended to support those brokers that want to maintain a copy of the data on their own servers.
- Individual RETS Query. We will provide the technical information that will allow the website developers for brokers to build a website which will generate a query to the TEMPO RETS server on an individual basis. The data for each request will be returned in the RETS format, allowing the developer to control the display of the data from each search.
- Framing gateway. Should the MLS board choose to have MarketLinx provide a public website, a third option can be provided. We will setup a website with standard searching capabilities. Brokers will then be able to design their own Web sites and frame the standard search and results site. If needed, we can modify a current public website with "smart framing code" to accomplish a similar result. The ability to do this depends on the architecture of the original public website.
Broker Branding
The optional Broker Branding module allows a Broker to choose the look and feel that is custom for his agents. This allows for a broker's agent to benefit from using the TEMPO software, but the look of the screens, reports, and selection of tools available are controlled by the broker to provide the unique identity of each broker choosing to participate in using the Broker Branding.
Custom Reports
TEMPO software users now have additional tools to customize the output from all types of searches. TEMPO has always included searching by MLS number, quick searches using system defined search templates, and custom saved searches. Custom searches allow the user to define and save their own search templates, choosing from almost every field in the database. They can save as many different search templates as they like, both with and without entered values.
Custom reports now allow the user to generate reports with fields that they have chosen. They can be applied to both quick search and custom saved search results. The user has access to almost every field in the database and they have the flexibility to determine the place of each data field in the report. The report is initially sorted by MLS number, but can be easily re-sorted by clicking on the header of any field in the report, at any time.
Data Validation Tools in System Administration
One of the many problems facing MLS board administrators is the quality of the data in their MLS database. Errors, misspellings, and alternate spellings, are the main culprits. Although rare in most cases, the errors and discrepancies can add up over time, and for many boards, bad quality data can be a significant headache. It was recently reported by an MLS board administrator that they had a single street in their system that was spelled 36 different ways. The impact of this poor quality data on the end user is obvious.
MarketLinx has addressed this problem from two different directions. First, by trying to control the entry of data. The Add/Edit module for the TEMPO software, which is included in both CityServe and MetroServe® systems, has always had an extensive set of built in data validation routines. They check incoming data for obvious discrepancies and notify the user if they attempt to enter incorrect data. As an example, an attempt to enter a closing price that is more than 10% different from the listing price will generate a message that asks the user if this really is correct. So if the user accidentally entered one too many zeros, they have a chance to correct it before it goes into the system. The software also makes use of lookup tables and drop down boxes to control the spelling of names.
Secondly, the system now offers tools to help clean up data that has already been entered. The administrative section of the TEMPO software now includes an extensive set of discrepancy reports that system administrators can run to find problems with the data. These reports check almost all aspects of the data and allow the administrator to identify specific problems with data.
